Three Rio del Sol communities have hired Albert Management to take over full service management effective January 1, 2015. The Rio del Sol Master Association, Las Casitas de Rio del Sol and Casa Grande de Rio del Sol have joined together to move management of all three associations.
Rio del Sol is a quiet, gated community located in Cathedral City, CA. The community is comprised of two villages, Las Casitas (79 homes) and Casa Grande (139 homes) totaling 218 homes. The entire community is governed by a master association, thus there are a total of three associations within the gates of Rio del Sol.
The Las Casitas Association is made up of 79 homes surrounded by extensive landscaping and common area including two pools/spas and a large lake. The monthly assessment of each member for $412 covers maintenance of all the common area, streets, cable television, reserve funding and payment to the Master Association. Individual owners are responsible for the structures of the homes including painting and roofs. The board of directors meets quarterly.
The Casa Grande Association is made up of 139 single family homes. Owners are responsible for maintaining their entire home and lot, including front and rear landscaping, painting and roofs. The monthly assessment of each member for $155 covers maintenance of the streets, cable television and payment to the Master Association.
All homeowners in Rio del Sol also belong to the Master Association, which is funded with a portion of the dues paid to their sub-Association. The Master Association owns and maintains the common areas shared by Casa Grande and Las Casitas: the landscaping and walls along Gerald Ford, the guardhouse, security personnel and front gate, Avenida del Sol and its landscaping, maintenance and street sweeping; and the greenbelt and pond between the two Associations. As with both sub-Associations, a portion of these dues is also regularly set aside as a reserve fund for future and ongoing capital improvements.
The Master Association recently took over ownership of the Tennis Club property located within the center of the community. The Tennis Club property includes a clubhouse, swimming pool, tennis courts and a lake. The Master Association, the RDS Villages HOA, and the bank-owned lots share the expenses of the Tennis Club property (as well as the entry). The clubhouse is available for members to rent for special events, but does not operate on a daily basis as a typical tennis club.
